Hi, I am curious what has worked for most you investors for find properties off market that possibly are 70-80% of the ARV? Has anyone had luck with the following or used a different method? Which have you had the best of luck with? I am trying to add 1-2 properties to my portfolio without having to put the normal 20% down. I got in the red a little by purchasing investment properties with 20% down and then using my own money to rehab them and was putting in 15-25k and then renting them out. Now I want to learn how to put 0 down or use private lending to add 1 if not 3 more properties to my portfolio. My strategy is buy and hold. Long term investing.

Hi, anyone know any private lenders or how they go about finding and funding off market deals?

I have been putting 20% down on deals and it has caught up with me on repairs especially AC repairs and roofs.

Hi,how can I word in my lease that the tenant can't sue me or releases the landlord from any court fees if the tenant were to sue? I have an umbrella policy which I think is better than an LLC but how can I protect myself even more with specific verbiage in my lease from suit or losing a big lawsuit if it were to happen.

Would love examples of what isnused in your lease to prevent this.

Hi, what can I do to win this case? The lease was emailed when the tenant moved in but never signed. He hasn't paid rent in 2 months. Eviction was filed went to court and was pushed to next week. Judge needed a copy of the lease.

Before court ended both the constable and tenant's lawyer settled saying the tenant would pay 2 month's rent snd move out. Tenant never paid rent today which is what the settlement said. Tenant is a big liar probably to stall.


What can I do now or be ready for when I go back next week? To me no lease means month to month. No payment for 2 months and did not follow through with settlement. Can I get writ of possession? Tenant and his lawyer did not follow through on agreed settlement.

Who do you use or recommend that is fairly cheap/affordable?  Been using Foremost but it is starting to add up.  Can I bundle all my 11 rental properties to get a cheaper overall monthly rate?

Hi, this is my first rental property and have a few questions on the process.  How do I go about giving the applicant the cozy.co website to fill out an application and to be screened?  Do I do this on a business card at the end of showing the house or write it down for them?  What is the best way to give them the application/screening website to fill out an application for the house and to be screened?
