Hi, I have currently 10 rental properties but am trying to get to 15 and really 20.  How can I go about creative financing my next rental without putting 20% down and breaking the bank?  Seems every lender wants 20% down.  Subject 2 is possible but very difficult to find those deals unless one looks outside of their county and searches statewide.

I have been wanting to add 1-2 properties a year to my portfolio but it seems like I am just adding one every two years due to having to save up the 20% down payment.


Any advice is warranted. Propstream can be helpful if can find those deals, however, I currently don't pay for it. I love to buy at 70% or less of the ARV. Maybe tax sales is way to go for next 2-3 purchases.

So here is the deal and I likely will have to say no unless I can do some sort of creative financing.  I have found a house locally that I really love and want to move in as my primary.  However, it likely will double my current payments or at least by $600.  Anyway to structure this possibly or just wait and save money?  Not sure if there is a 40 year term for primary homes but thought I would see if possible. We currently only have a one car garage and could use the extra bedroom and garage space the new home has; plus in a better location for us.  Just been hard to find more spacious homes we like, because even if it is 100k more we are still seeing our payment go up like $800 with equity in the game.

New Home Asking: $259,000

Current Primary: $80-90k equity  / Could Rent for $1600-1700 per month

Hi, I was curious if anyone lends on single family home rentals.  I have some good resources but local banks only do 20 year notes.  One does 30 year notes but they said too many loans out so they denied me when all my properties are rented.  Looking for 15-20% down for a 30 year note.

Hi, how could I structure this deal to be little to no money out of pocket?  I don't mind paying a little out of pocket at closing but I want to have some for repairs.  The asking price is $65k, tax appraisal is $78k.  So I think the max offer should be $55k.  I am offering $45k but it does need about 10k in repairs.  Most banks require 20% down which is still close to $10k down.  Would it be wise to try and get the repairs rolled into the loan or find a private lender?  What creative financing could I do to keep money in my pocket for repairs and get the deal done.  It is in a pretty good location and would rent fairly well.

Hi, where and how can I find out when a banker is coming to the courthouse to sell a foreclosure?

Also, what are the steps to refinance a property that is purchased at the tax sales into a 15 or 20 yr note?
