Hey there - Greensboro local investor here.

Small multifamily is pretty competitive and harder to come by here than in the Midwest in my experience thus far (about 1 year of research and action).

It seems like you would have to develop good relationships with wholesalers in the area if you were going to have a chance at buying small multifamily below market value.

Signs point to growth in the Greensboro area, according those to who I’ve spoken with, so you might have a shot near here if you are interested in single family housing.

What would you consider your go-to resource about short term rentals within your personal residence? Or Short term rentals in general?

@Rachel Hughes It sounds like we have a very similar situation. My wife and I bought a 2700 SF which is basically a 1500 SF 3/2 ranch with a 1200 SF 2/1 basement. While we are living in the ground floor, I often tease my wife that we are going to make the basement nice enough that she is going to want to move down there.

I am very serious about hosting, so I'll definitely check into those options.

When you mention coverage, what specifically are you looking for and in USAA's case, what did you feel like they were lacking?

@Nik Corbaxhi thanks for that reply. My thought is that it's one of those things that you have to verify on your own anyways.

So is asking, which I think has the possibility of communicating "I don't trust you", worth it? Or this is an expected question that should be asked every time until you build up a relationship of trust.

It's one of those things, do I trust until someone gives me a reason not to, or do I not trust them until their track record proves that I can?

Hello all!

I am currently making connections with wholesalers in my local area. Everything is going great so far but I have an interesting question that I have come across.

Some of the wholesalers in my area are also investors. Obviously the deals they wholesale aren't right for them for one reason or another.

My question is this: Is it considered professional to ask a wholesaler/investor why they are passing up on a deal themselves or is it bad form? Obviously I am responsible for my own due diligence in these transactions, but I want to understand why something wasn't right for them. Did they discover some horrible issue that they didn't want to deal with? Or is this just in the wrong location?

Would love to hear the opinions on this!

Hello all - I am currently renovating basement to be used as a 2 bed / 1 bath short term rental. My basement will have a private entrance and will be completely separate from the rest of my home, with a few locked doors in between me and my guests.

I've been informed that I might not be able to use my current homeowners insurance policy. What have others used for insurance in a similar situation?
