I do not see anything glaringly wrong, but there are a lot of assumptions in there that I would make sure I can substantiate:

1. rents for those types of units, in that neighborhood, units with those finishes, etc.
2. loan fees, rates, requirements.

3. utilities

but otherwise looks like a good deal analysis. nothing like househacking!!

got it. if that is the case, I would check the FHA requirements. I could be entirely wrong here, but I believe FHA requires this to be a primary residence purchase which would mean you have to live in one of the 3 units.

that in turn mean you would only be able to rent 2 of the 3 units out. 

not sure where this property is located and what each unit config is but that would mean your numbers assume $972/rentable unit. is that correct and was that validated by a property manager, craigslist and rentomer?

did you also validate you utility assumptions with a property manager or similar building?

@Richard L Smith what type of property? 2-3-4 plex? more? just curious if you have validated rents? are you also only putting $5k down for a total loan amount of $95k?
