I am the listing agent. Currently on the market for the general public. New condo association- not recorded. Arlington is on the rise- along with the rest of the Boston area. Attic has room for remodel (buyer to do due diligence) Could be flipped or flipped to buy and hold. Owner considering selling both units, for $1.1M. Rent is estimated on the low side, I just zillowed the area and put on the lowest rent for 2 bed 1 bath. Likely could rent for $2700 considering upgraded kitchen and use of front room as a bedroom. I'm a real estate agent in Chelsea, and I'm house hacking a triplex. I recommend 'Landlording on Autopilot' By Mike Butler. Very helpful- but you need to know what is different for MA and NH Landlords.
Also, look in to 203k loans... They may be a good way to maximize your dollar!

@Alison Smith Yes- the market is nuts around Boston. We made 10 offers on places before we got this one. The toughest part was getting to view the property before it sold... for cash...75k above asking- mostly because that all happened on the first day the property was on the market!
What do you mean working on? Are you property managing?

Hello Boston! I'm new to the 02150 Chelsea code- Just closed on my first 3 family- So now I'm a landlord! It's going well so far. Actually been thinking about getting into real estate since I graduated college in 2005-- dodged that bullet! Since getting married to a California/ Minnesota Girl in Rockport MA (01966) we lived at my parents and saved a downpayment for our Multi. I started listening to the Bigger Pockets podcast about a month ago on the commute, and when Scott Trench came on my wife finally understood what we were doing. She asked- did you read this book? Great minds think alike!! Special thanks to Ricky Beliveau on keeping me motivated. Finally good news about the Boston (02116) Area in episode 215!
