@David Broomfield If you ask them to leave and offer forgiveness I would also mention that in this market having anything show up on their background check related to eviction will be a non-starter for most landlords. Regardless of whether you get the eviction, it flags them as problem tenants. Many tenants are smart enough to do the math on that one.

@Josh Carden I self managed everything until I had more than 10 tenants. I am currently using RentRedi and have close to 50 tenants. There are not enough repair people in my area for Latchel to work so I still have to organize that myself.

I will say combining RR and REI Hub has made a huge difference in accounting. It is not as robust as QB Online, but it is so much better for rentals. My lenders and accountant like it as well.

As for a PM. If I could get one in my area for 8% and who was competent, I would be thrilled. Not sure you need one for your situation, but definitely if you scale up.

I would offer to let them out of the lease if you have another tenant lined up. Tell them once a new tenant signs a lease you will end their current one. See if they will help you get the space rented since it would be in their best interest to do so. I rent to a lot of small/new businesses so I get a personal guarantee to encourage them to make every effort to work with me on the process. It's not perfect, but it helps.
