so here it is guys ive never done a wholesae on a manufactured home and was hoping someone could explain it to me step by step. im in the oregon area. anyways im getting one under contract way under priced what would i use for the address tho? its just the home itself w no land. and would i just get it under contract and then flip it to my cash buyer and let them deal w the title company? im using a simple assignment form any advice it appreciated. thanks!!!

so the seller has about $20,000 in equity and i just wanted to take over the payments and make some monthly profit off of it that 20,000 can turn into more $40,000 pretty quick in time. and he only owes $1050 house is in perfect same ready to move into. i dont see why everyone says this is not a good deal. im into zero money or little money real estate investing. i just wanna be cautions cause i know there are laws protecting those in pre foreclosure but theres gotta be a way around it.

so in other words i could not do a simultanious closing with transactional funding on a foreclosure in oregon rither?

the only way to buy a pre foreclosure in oregon is all cash right? so a simutanious closing would work

because if i were to lend them the money whos to say they will pay me back? if they cant pay to keep the house why would they pay me? so i though by using vehicle titles i would have leverage. i could even rent them the property after i get it subject to build equity and possibly some profit each month and they would probably be great tenants since they would still feel like its there home. they wouldn't have to look for a place to rent or move. its a win win situation if structured correctly. its to bad the states are making things harder for everyone all the timw

alot of miney can be made off subject to deal u need real motivated sellers tho and the most motivated are those in foreclosure. theres gotta be a way to pull it off tho

im very passionate about real estate investing for little money i think i dont wanna get into any trouble tho i dont think anyone does. but im very creative and like a challenge. just wish the challenge didnt involve state laws lol

lol yeah but i mean technically if u think about it i wouldnt be breaking any laws right? they would be selling me there vehicles very cheap and they pay there mortgage. then i buy it subject to and sell them there vehicles back. I dont see jow that would be illegal. why does oregon have to be so complicated lol i know there is scammers out there but theres also alot of people like me trying to do good as well.

so is there any kind of way around this? i was thinking something like they could write up a bill of sale for there cars to me and i would hole the title and bill of sale and i would give them the money to get the mortgage current then i could get it on subject to and then hust give them there cars back when it all said and done. this way i have some leverage over them. and if i did get into trouble it would look like i just bought the cars from them so they could pay the past due amount. would that work?
