Post: Found off market deal with working with realtor. How to proceed?

That would mean the extra 5k would technically come out of my pocket, right?

         I have been in a situation and done deals where a friend is a realtor and although I found the deal, had to go through my friend as I already worked out an arrangement. 

This is how I handled. Given 3% at time of close is paying interest to bank on that commission money. Instead spoke to my friend that I will pay commission to my realtor-friend, on 16 installments and no interest on it. That way I atleast saved interest payment on commission to be paid for which minimal service was offered. That way I did right by my realtor-friend and also did not pay interest at mortgage rate.  I think it is fair.. Think about it. Thanks.

Thanks @Michael K Gallagher for your advise. I am going with a realtor, but she has given quotes, but they are seem to be restrictive in terms of the duration and mandatory period and additional charges for transport, while I have specifically asked, I just need one number to figure out my expenses. Sometimes it is not straightforward working together on a first deal. She did a great job getting rehab done and monitoring the project. Understand a person cannot have everything well rounded. So some adjustments on few or OK. This is an attempt to see if I can find a pro or a company as well that understands the requirement and deliver right away.

Hello, 

      I have just completed a rehab on the house that I had rented out for 5+ years. Post the tenants vacating and having done the necessary rehab, looking to sell this property. Its in nice part of Forest Park, OH. I am looking for the best qualitfy staging companies that provide all services, to deliver install and eventually pick up, but also provide us with 1 number for price, instead of many hidden costs coming out towards the end. I would also prefer someone that includes the tax and tells me amount I need to travel for everything staging. Its a 1750 sq ft, 4 bed room, large living room and separate dining room besides the kitchen.  from the dining room has Patio door and look outside view of backyard garden and patio door. ( no deck).  Anyways, looking for competitive priced full service, one price quote company.  Idealy would like it for 1 month, but since its DEC & holiday period I would prefer atleast 2 months staged. Also because it is holiday period, the price should be better as less people go to list around this time.

Hello @Andrew Postell,  Thank you for much for your response and information. This is helpful. I do have rental income in the US and therefore obviously do US returns filing. Besides that, have to file returns on my worldwide income. However, have only started working abroad this year, so towards end of year is when I will file. But currently the only proof will be pay slips and appointment letters etc, apart from 2020 returns filed in the US.  Thanks.

I see that prices in Cincinnati have gone up so much. Is it still good for investments or has bubbled up? Has the incomes also risen matching the property prices and the annual tas. Also, what locations have come up good and is great for rental investments?

Would like to also connect with a great Investment friendly realtor and property managers.

@Jared Rine - Thank you for your response. Can you please elaborate on that "alternative" part you have mentioned.  I understand the down payment of 25% for conventional, however looking to see if there are other ways. Will also drop you a Pvt Msg.

Thanks @Caroline Gerardo, for your tip on acquiring as non-owner. It should be OK, for little higher rate due to the situation, wondering if the lenders would ask for higher down payment as well. Therefore checking on here to see if there are lenders interested that works with people in this situation.

Hello, 

      I would like to connect with banks/lenders and mortgage companies that would lend for a US citizen working outside of USA. Plan is to buy the property to make it home on return. Due to the current work situation, will not be able to occupy the property. Technically it may not be a primary home, but effectively it is, once on return to USA. Unknown duration of return.

Not sure how many conventional banks/mortgage companies or lenders will consider such a customer. 


Therefore, I would also like to connect with anyone that may have creative financing option, private lenders, or anybody that has a suitable Idea that would work in this situation. Please advise.

Jo-Ann - There are some quirks about this sale:  Properties are occupied. Being in Covid, not sure if they can be evicted. There will be some wait on these. Do you think your lending company would work on this kind of deals?  "Cash for Keys" is discussed and don't think that will work. Either way, I will message you and we can discuss.

FLIP opportunity in awesome CA town. REO package of multiple SFR's.

I dont have CASH to buy it all myself, but have some. Looking for good strategies. This is an REO package deal. So any advise/help on working with the broker to support my creative financing option/deal is appreciated. I have not navigated this space of REO acquisition before and therefore looking for help. Open to listen to all advise and if any of you can actually help with property acquisition.

Understood the whole deal/process is not a cake walk and there will be lot of hurdles. However I understand the work involved, but it certainly is a potential.  Planning to buy/rehab and sell. May be retain one of the property as rental if financial model support that.
