I'm curious if you have considered approaching local non profits that might want a private partner. For example, I'm with a local (not local to you) American Legion that is always open to conversations. Other examples include Habitat for Humanity, local veterans organizations, etc.

Hey @Eric Justice - Wow you are projecting a ways out....how come you aren't planning to buy until 2027?
I am curious about this as well. How much are you earning on your savings? Is it comparable to the equity growth in the area you want to purchase? Saving money is a great plan, but debt is NOT a dirty word! People build wealth when they start to understand how to leverage debt in a responsible way.

Good morning, Alvaro. I am curious what part of Everett your property is in. New laws in Washington state allow for substantial growth potential. Is your property capable of supporting an DADU/ADU (attached or detached)? The fact that the property is cash flowing so well IS hard to get over!
I am also curious if you have considered Skagit County? There is a lot of growth happening in Skagit. In fact, Burlington permitted over 900 new housing units over the last year(that's 10% of their population)! And the price point is a bit lower than surrounding areas. There is also Island County (Oak Harbor) that has a great rental market, partially due to the military population.

Good morning, Shannon. If I understand it correctly, YOU are the renter. The space you rent is a bedroom and living room area of a MIL unit. The door to the main home is next to your window which causes privacy concerns. Then there is the fact that there is no kitchen. I didn't even hear you mention a refrigerator. As a Realtor, the first thing I like to remind people of when looking at property is that they have to live IN the home. The property is always nice, and it's all about location, but there are certain things we don't tend to sacrifice. Things such as a space to cook are high on that list (toilets are a big one, too). It's commendable that the owner is trying to help people get into housing by offering that space. That owner also needs to understand what it means to NOT have a kitchen. My best advice would be to calculate how much you would need to spend on food and determine how that number relates to the amount of rent you are paying. If there are similar units WITH a kitchen, just without the outdoor space, then it might be worth considering a move or a tough conversation with the landlord. I live near Whidbey Island (I'm just over the bridge in Skagit County). I am happy to chat with you and help with that conversation with your landlord.

Quote from @Julie Marquez:
@William Simpson Great response! Are you in the Skagit area? The Anacortes ban happened fairly quickly, so I agree with you, it is hard to base an investment solely on something that jurisdiction can ban.
The ban in Anacortes is more about WHERE those str properties are located. It is a terrible precedent to be setting. Our local Realtor association (NPSAR) has argued extensively against it.
