Right, the demand would also determine the price. It almost seems like I would have to lower the price to rent it out in the off season which is what I am not trying to do but at the same time not wanting vacancies

Hey BP! Has anyone recently been struggling to find a qualified tenant during the off peak months? A property of mine has been listed for over a month now with decent inquiries but most are barely qualified. Where have y'all listed and gotten the most success? I've enlisted the help of an agent to post it on the MLS but still not very much traction. Any advice?

I use income digs to set up my foundation. I have a book keeper and use quickbooks online. Honestly, the earlier you transition to a professional software the better it is. Your CPA will love you for that as well. Helps to keep everything organized. Well worth the money

If you post the numbers: what is the total entry, mortgage balance, IR.. etc. All of that will help decide if it is a good deal or not. But from the sounds of it, the seller is bending you over

@Bud Gaffney I agree with this. But also see the side to where you can capitalize on tax free profit. That’s golden too. You can think of the house in Ann Arbor as a retirement fund and rent it out. If there’s one place in Michigan I wouldn’t mind have a rental it’s in Ann Arbor. Here’s the thing. If you do decide to sell to use towards another investment you can 1031 it so still enjoy the tax breaks. If you don’t need the money now or n he near future (2~3) years I’d keep it

If you are buying retail it's going to be difficult to cash flow unless you go to markets in the midwest. That is preference. You can, however, structure retail deals creatively in any market and you can cash flow. For example, I am looking to sell a duplex in San Antonio, TX on seller finance to free up some capital for new developments. 

The markets are looking at are pretty "hot". You might want to look on the outskirts if you want cash flow. I do everything in San Antonio. If you need anything in the Texas Triangle, let me know

Hey Raj, the crime rate is not what will cause you the most headache. The quality of tenants will. Now, there is a direct correlation between area and the type of tenants you will get but there are some outliers. I am not an expert in the NB area but just thought to give you a heads up

You can buy lockboxes that mount on the walls. You can have those installed in a hidden spot outside the home. If you have an exterior water heater/mechanical room that might a good spot. All you need to remember is the combination for each location.

LOTS of deals to be had in the off market space. If you target the right demographic you can find some absolutely smashing deals. I’ve found some this way. Bought a lot in the dignowity area for 5k down seller financed. I mean.. that to me, as a developer, is a home run
