Hey all, my wife and I have focused on single family rentals in the Denver area up until this point, with the goal of getting into multifamily properties.

The deal that has particularly piqued my interest is a 30+ unit in the Denver area and I was wondering if anyone in the BP network that has more experience in this space would be willing to run through the numbers with me? I know I'm asking for a lot, but have been encouraged by how helpful the community has been up until this point!

Not surprised with the quality of feedback here! Thanks everyone.

As a disclaimer that l should have noted earlier, I’m not pulling any cash from the property, but rather using the place as a savings account of sorts. Bearing that in mind, the cash flow numbers above are before any costs (repairs, vacancy, Cap X, etc.)

Also, the neighborhood is LoDo. For my first property, the strategy was to go as hands off as possible and was able to get a condo near the new CU campus that is being constructed.

Hey all, I felt compelled to share my story since I have been spending so much time recently learning from all of the valuable members that contribute to BP.

Less than a month ago, I pulled the trigger and got my BP Pro status after listening to my second webinar with Brandon. In that month, I had begun building a team with some friends and associates - lumberyard chain owner, general contractor, real estate agent, and loan official (still seeking out attorney and tax consultant/accountant.)

Because of the community here and the wealth of resources y'all have shared, I was able to get a property in Denver under asking price and with the seller to cover closing costs - all while cash flowing $700-$800 a month. This post is meant to be a thank you to everyone who has contributed and less of a "success story" but I did feel it was important to share that this site was definitely a factor in me getting "off the sidelines" and "into the game!"
