Hey Erin, thank you for sharing your articles. We have actually found success with furnished lease options for travel nurses. They tend to be great tenants (in our experience,) and have a pretty in depth background check before even getting hired on. 

What I have found to be more difficult is the ability to scale and how to best minimize turnover with the medium-short length of leases.

My wife and I are owners of a couple SFR's in the Denver area and in the attempt to educate ourselves on all of the avenues available to maximize monthly cash-flow numbers, I'd like to learn more from people currently experiencing success in the corporate rental space in Denver.

Hey @Jacob NevilleI think the bigger question you need to ask yourself is what you are willing to do after investing in such an area. If you are already having concerns, the likelihood of you having long term success is markedly less than somewhere you'd feel comfortable... especially for your first deal. There are enough pitfalls and boogie monsters learning something new for the first time (ie. real estate investing,) that maybe it would be better for you to either:

  1. 1. Save more money and invest into a better neighborhood
  2. 2. Invest into a smaller deal in a better neighborhood (condo or townhome in B neighborhood vs SFR in C, etc.)

Helllllloooo BP! :) 

My wife and I have recently relocated from the beautiful home of BP HQ, Denver. I'd love to take a quick gauge to see who may be interested in doing local meet-up of lenders, agents, etc. in the Scottsdale/Arcadia area. 

I'm thinking Thursday afternoons?

A potential meeting spot (in true Colorado fashion) could be OHSO brewing in Arcadia, but as the new guy in town, I'm open to suggestions!

@Kateryna Kilinich great question and like all things investing, I think it comes down to your own personal strategy. I am of the opinion that every property I buy, I will end up holding forever... or at least for 27.5 years, so I usually am of the opinion the earlier you start to control an asset, the better. 

When combined with the fact that you can usually get a better deal on properties in the holiday season, I'd be looking to buy in November or December if I were you, probably as a owner occupied to get the best financing terms. If you find your reserves and liquid capital are strong enough to pick up another property in the spring, rinse and repeat!
