@Charlie Anne Why is closing cost 7k? For 3% CoC, you might as well put that money into a solid ETF and make 7% to 10%. I suggest you set your CoC minimum or investment standards. Its either it fits or it doesn't fit. Somt forget the hassle it could be dealing with tenants, vacancies, plus potential Capex. 3% is not enough return on your money today.
Now, there are other strategies. You could still buy this house and say - sell it on lease purchase, get a 10k or more option fee and charge higher rent than market. These types of "tenants" think like buyers. A better pool than regular tenants most of the time.
You can get a better deal than this IHO. Im in Atlanta as well. Trust me, you can. If you have any question, please reach out.

@Casey Roman No such thing as running out of options. Have you considered creative financing techniques especially "subject to" or "owner/seller financing"?
Also, you can invest or find these type of deals locally or in other suitable markets.
