Hello Chris,

Congrats on taking the jump into real estate investing! Pretty nerve racking at first but certainly worth it in the long run.

Are you just beginning your search for a potential small multi-family or do you already have a property identified/purchased? If so, what town is this property located in? I may be able to recommend a property management company.

Hey @Justin Snead, it’s fairly easy to get your license in your spare time online. However, acquiring your license isn’t going to be your biggest hurdle. Is your goal to use being an agent for your own personal investments or actively try and grow your agent business to eventually leave your W2?
If it’s the latter, then you’re going to need to devote an immense amount of time and energy to becoming a full time agent. -Just some food for thought

In my very bias opinion, Bloomington/Normal is an excellent market to invest in. New construction is certainly a viable option but I am seeing people have great success with the renovation of existing properties. We have an incredible amount of homes around downtown Bloomington that are 100+ years old that have nearly all been turned into 2-4 unit buildings. Getting those properties for pennies on the dollar, renovating them so they can withstand another 100 years, and fully furnishing them at a 30 day minimum is giving off some solid cash flow!

 Hello Diana, if you are asking how you acquire investor clients, that is the entire name of the game. You will need to constantly shift and adapt new ways to find leads throughout your career.

With that being said, here are a few ways you can go about it:

- Market yourself on Bigger Pockets agent finder so potential investors can find you.

- Attend local real estate meetups to learn what kind of deals people are doing in your market.

- Practice what you preach and get your own investment properties.

There is no magic “list” investors go to when finding an agent so you need to be incredibly knowledgeable about your selected asset class and market the hell out of yourself. Best of luck!

 Congrats on getting your license! Just keep in mind when finding a brokerage that you are the one interviewing them. Any brokerage would be more than happy to hire a new licensee because you are paid solely on commission and not salary. Take your time, interview several managing brokers, and find the best fit for you as a growing agent.
