Nc and Ohio are not doing evictions. Also courts are closed at most of the places so eviction won’t be possible. I will prefer my tenants to pay what they can preferably cover hoa, taxes and some payments but eviction would lead to them not making any payments at all and would also make me pay for the utilities. Hope we get through this phase soon.

I came across a property and taxes for that are low. The seller said he will create a new llc and transfer the property to that llc, then I can buy the llc. This way the state will not reaccess property taxes. Is it fair and legal? Will a bank finance this kind of deal? Or maybe a private lender?

They are saying getting her to move is causing some delays because of holidays. The older couple is willing to sign a new lease, they have been there for last 10 years. So going to give them another chance.

Hi following up on my thread, i need to draw a lease with the original tenants. I want to put in a clause that the premises should be used at most by 2 adults and not have guests for extended period of time.
Is this language correct and ok to use in a lease agreement?
The Premises shall be used and occupied by Tenants consisting of ------- exclusively, as a private single family dwelling. Guests staying over 15 days without the written consent of OWNER shall be considered as a breach of this agreement.
