He is a good tenant but I don’t want to deal with his mess. I gave him 30 day notice, hope they can make things work or move on. Thanks everyone for your responses. My first post on bigger pockets, going to invest myself more on this network now.

@Marc Winter that's what i have decided to go with, evict all after 30 days if they can't come to an agreement.

So this is what i am doing, I have asked the current tenant to resolve or leave the property.

That was also my understanding, but the police told the current tenant that can only be done by the process of eviction.

Or should i ask the current tenant to leave.

Hi i have a strange situation. I bought a property earlier this year which had long term tenants, the lease is a month to month with one of the occupants. His wife stays with him, and wife's daughter(Z) has been staying on and off with them. With earlier landlord "Z" had caused issues and was asked to only visit. Now she is back on the property, the tenant who is on the lease wants me to evict her. I am thinking of asking the tenant himself to leave rather than me starting the eviction process, any advice.
