I would start marketing it right away and maybe put in the flyer, ads on when it will be available. Doesn't hurt to create a buzz now. This is what we do with our flips.

There is a 3 Unit in Chicago that is selling for $105,000. Valued at $175K-$190,000. Cash flow of $1,500-1,800 per month.

All are 3 Bedrooms and 1 Bath per unit. Amazing deal and will not last long.

3Bedroom, 1Bath can be rented out for $900 – $1000 per unit.

This is a short sale so must have cash to close. 3rd unit needs about $10K in rehab. 1st and 2nd unit is rented out on a month to month basis. If you are out of town we can link you up with a rehab crew and property management company.
