We are sticking to the financial rules for buy and hold outlined here on BP and other places.  Until we see a deal that works, we're on the sidelines.

Awesome insight, Russ! Whilst I see prices just continuing to rise to due to ongoing worthlessness of the US dollar (compared to some asian currencies being imported by the heaps to the area), u see beyond that - that they will eventually hit the ceiling and CRASH like they did some 7-8 yrs agp.

So yeah, ok, perhaps another crash WITHIN the next 5 years? Then no wonder the inventory is building up already.

It's that time of the month, again!

What's your late rent policy?

Do you give any grace days in between the due day (ie, the 1st) and the day you start applying a daily/weekly late charge?

I've been thinking of doing $10 per day late, but with (just) a 1 day grace, on any future rental agreements.

(I notice some landlords/PMs give $10 or $20 back each time paid by the due day, and some do a % late charge but not sure how the latter works)

4fam signal hill buildings here in socal go for around 1.1M

4fam long beach buildings (Even in the crowded/filthy streets) go for around 950k!

the COASTAL rents are high as they should be for the luxury of coastal living, but of course not as high as upscale coastal neighborhood rents, and there are still pockets of coastal socal that are terribly transient/run down like well, compton, for example although new construction buildings tout luxury and are doing their part in raising compton's appearance of living.

what is happening though is less and less people are qualifying for mortgages (less and less ppl are saving!) and buildings (whether 1 unit or 50 units) even in upscale areas are being bought out by INVESTORS so the ratio which used to be around half renter half owner neighborhoods, seems to me to be headed towards like 95% renters and and just a few owners in socal here and there. and renter areas tend to be dominated with extra cars, extra baby mommas, crappy landscapes, and littered, noisier streets.

where are the socal owners moving when they sell out to investors? seems to me to be cheaper areas like g grove, santa ana, and inland OC, but i'm not sure.

technically as u've clarified, the agreement is that it's between them - jointly and severally - to come up with the full rent due each month otherwise, as they have, they breach the agreement.

its up to u whether u want to work with them individually(as perhaps the only default this month is the one moving out?) but that sets a premise possibly for others where each month a paying tenant may be like ' i paid my fair share, go after the others for theirs, don't ask me!'

perhaps moving tenant is assuming applying deposit to last month?

anyways, so u might not be flying back nearby home to torrance? perhaps u can come back to socal but invest elsewhere like some bPers are doin. not me though.

in thailand and cambodia, i hear one can IRE via incorporating there.

how did tenant come up with 975 instead of 1300? i dont understand his reason given. 

sounds like breach to me and the new contract starts n a month and they are already in breach of last month of inherited lease.

had u considered Hawaii? i eliminated Hawaii ('best quality of life') in favor of coastal Socal only cuz the cost of living (including land/housing) is so high compared to the local salaries to the point the economy is shifting in favor of densely crowded rental neighborhoods as opposed to the sprawling upscale suburban acreage i require. same is the case with Singapore; despite the booming economy and quality of life, the house lots are down right tiny and the process of getting permission to buy/import a vehicle, daunting! 

theres no government as ruthlessly corrupt as the US; i mean just look at its actions past to present upon hiro, naga, vietnam, cambodia, laos, afghanistan, iraq, pakistan, libya, syria.. and the list seems to just go on and ON =(
