Thanks for your reply !! I've tried the approach of asking different wholesalers in my area, but I never get a reply I guess its because people think their "helping their competition" so their not willing to help out. But who knows I could be wrong. But I will keep trying .Your videos are also very helpful to me. Please keep them coming !! SN: Do you think those "we buy houses signs and companies" are very useful for end buyers? Most say they can close quickly and that they pay cash. I have about 5 of those type of buyers here in my area

Hi Everyone,
I'm a newbie wholesaler here in Virginia and i'm having a hard time finding a title company and RE Attorney that understands what the entire wholesaling process is. I've called 3 title companies and no one seems to understand the process even after I explain it to them (assigning a purchase agreement over to a end buyer) I've called one lawyer that has never returned my calls and one attorney told me that I need to beware that what i'm doing is not borderline illegal !!! The attorney also said that the reason it could be illegal is because its almost like acting as a realtor without a license. But I know this is not true. If anyone here has any recommendations please let me know...Thanks in advance

Welcome !!!! I'm also just starting out . Here in the Richmond,VA area. Things can really seem overwhelming ,I'm having trouble finding a RE attorney and a title company for closings. Wholesaling will be my first approach to build capital as well but its a little hard when I can't find someone for closings. I wish you the very best with your investing ...this is a great site for help!!!!
