Thanks for the great detail. Im glad you added a financial advisors standpoint of retirement. I also am not sure i can live on the 4% rule as you lol. I believe real estate retirement is so much better than stocks, especially when you compare the withdraws to be "atm" like,which makes sense. Congrats on all your doors as well. I have one final question, how did you increase your $300/door to $650/door even after PITI? Thanks again Randall!

I've came to learn IT loves experience (almost like any other job), but i see experience is favored over degrees here as well. One thing for sure i now is i will not pursue a remodeling career. It's not in my heart, but you do got it right. I want to develop skills that will allow me to leverage myself, which remodeling will do. And it adds a sort of "X-Factor" to me compared to other REI's, confidently assuming. Although i will only be able to do small-scale projects myself to start , I can still cut cost on bigger projects by helping the contractors on my team. Thanks for the clarification on your property, i was interested only because everyone has different motives with which route they go into. I think the way you went into your first property is a great way to see it. And sadly, hindsight is always 20/20 and not every choice will be perfect but what I'm learning from others, including you, is that house hacking is a great way to get started so hopefully in the future i can use the information I'm learning now to start my portfolio. I appreciate your insight and advice Steven. I wish you luck with your current and future investments. Thank you again!

Hey!

Thank you very much for your reply. Congrats to you for your recent properties. All three of your points are very important to me, especially saving a bulk of my income. I did not consider the idea of moving jobs every few years to maximize income but that sure is something i consider now as you mention it. To clarify, im majoring in remodeling not IT, i work in IT with no cert or degrees (thankfully), im self taught and trained through the district here. I hope to use my remodeling skills to lower labor cost of my personal projects in the future! I will ask, why did you choose to go with the STR route rather than long term rentals? Thanks again and i look forward to more discussion!

Thanks again for a great in depth personal story. Also shoutout to you for even starting to invest at 47, i know many personally who wouldn't dare to take those risk so good for you Randall. I didn't even consider much of healthcare expenses since i wouldnt be under the districts plan after i quit my job eventually. Now i have to shift perspectives into reality because insurance is essential. Your story about testing rental classes is really insightful, it makes a lot of sense, id assume i live near B type homes so i believe focusing on homes below that class like you and your wife would be best for me. I need to also develop a plan/ goal set so i know exactly what i want, crunch numbers, dream a little bit and have my finished plan. I know you have spent a lot of time helping me out and i appreciate it. My last question would be did you develop a plan? and if so how?

I really appreciate your emphasis on keeping my W2 job, i do make good money here for my age and will make even more once i graduate from college. Also, congrats to you and your wife, i believe 20 rentals is amazing especially to share that accomplishment with someone you love, i showed my partner your response and told her that we can get to where you and yours are one day. Thank you very much again, I got lots of insight from your response. If you could give a "perfect" scenario/timeline, how long do you think it will take to transition to full time investing?
