So do you think he will accept an offer thats way below what he paid for? because like I said he bought it for 97k in 2008. And he is doing some minor fixups in the property, jus so that it'll look presentable.

Ok so here it is:
The property is a 3/1..The owner is not living there...it has a fenced in bkyard, new hurricane resistant windows, new tile flooring, painted walls and he's says he is goin to put in new appliances anyways...
I did my research.The house is valued at 175k but he's asking for 159k. And he bought the house in 2008 for $97k
Some of the investors in my area say they usually take 40% off the market value and minus repair costs and minus their assignment fee...
But from the looks of it there might not be alot of repair for the end buyer to do and if i subtract 40% from the market value I come up with $105k and I think that way too low to offer him but What do you all think I should offer him????? And Im lookin to possibly get myself $2k-$5k...PLS ADVISE Thanks in advance

So I basically will need to stay away from selling to a agent that has a client. Because it'll be costly and confusing seems like....Unless its an agent that wants to buy the property directly from me.

Ok say for instance you have a property under contract and a real estate agent has a client who is looking to buy and the property I have may be what theyre looking for.
So Im guessing then I would have to do a double closing right? And how would then the real estate agent get paid their commission? because whatever I am selling for includes my profit. Therefore the agents commission wouldnt be my problem right?
