I really should clarify. I keep saying first purchases because they are the first purchases for my new company. I did do a gut rehab in 2004 with a NY Investor in New Orleans. This is the first time that my own skin is in the game. So for me, they are my first projects. Hope that makes sense...

Chris I have considered that route, but with my first purchases being so far away it just isn't feasible for me at this point.

James, thank you, you are partially right. I do not want to stay in the properties any longer, they are putting a strain personal finances. I do however have experience in rehabs. I just need to get one much closer to home. When I first purchased the properties the idea was to rehab. At the time I would have been able to go there and oversee everything needing to be done. The situation has changed and I cannot go up there for several reasons. Add to that the strain they are adding financially and I do not want to lock myself in to more debt with no guaranteed result in the end. I know there are never guarantees, but if I am having issues getting them sold on a land contract at their current price, it worries my they would not move quickly after renovation and I would have the additional burden of the loans.

As always, all feedback is greatly appreciated. BTW, James are you going to the Summit?

Robert TY for the suggestion. I checked out the link. The thing that worries me with EBAY is that the prices just don't go for enough. I will loose my butt selling them this way. I looked at the completed listings and the highest one sold was for 899.00. I really cannot afford to take that kind of loss if its at all avoidable.

Thank you. I have asked for a link to my MLS listings from him multiple times, but never received it. I did find going thru the back door the listings on Realtor.com. They are not very good listings at all. He sends me a report of search and listing view activities on the properties. He doesn't have and real important info on the listings.

Tim, got the idea on the honey badger, but the video was gross lol. I felt sorry for all its dinners, including the snakes. :o)

Thanks all for your responses and TY Uwe for sharing the data lol... I just read Michael's entree and started to second guess myself... then I remembered the dreaded Toledo property lol that was the 800 one.

Michael Q. being so far away, do you have any good suggestions on how to research contacts for the Kalamazoo neighborhoods for the mail marketing?

Michael, that is definitely something to consider I guess if I can't just get it turned around. If I were closer, I would have done that from the git go; possibly living on one of the units and renting the other to get better cash back out of it. I am not someone who gets too shy about neighborhoods ( Something my mother hates about my personality ... could be a self preservation mistake in life but I have survived it so far). My real problem at this point is I have spread myself too thin on too many purchases and now can't really afford to hold them. I need to flip them and start back at the drawing board so to speak. I am racking up interest on CC's at this point for taxes and clean outs on properties. I started foolish, but I feel more educated now. If I can only find a way to get myself out of this hole I have dug for myself I believe I will be able to do the next project in a much stronger position and much much closer to home. As always input is always appreciated. Thank you.

Mike and Michael thank you for your encouraging words. Nothing viewed as harsh, just reality. Unfortunately I did not learn enough before I got going. Hindsight is always 20/20. The sad part is, I am not quite sure why I can't move the Kalamazoo houses. I have loads of photos. I know they need work, but they are big, solid houses. I even offered land contracts on them. I feel like part of it has to be a less than motivated Realtor. He simply isn't going to make enough off my deals. I know when I list on Craigslist I get lots of responses, so the interest is out there. I bought too far away from home... warned but didn't heed... I do have a locksmith up there that I became friends with. If I go that route, is there anyone that can help me with closing paperwork on a house if I stop using the Realtor? Appreciate all feedback as always.

Got it all worked out. It had something to do with google checkout but I am happy to say I GOT MY TICKET!
