Michael,

I think there are different levels, but realquest.com I believe has a trial period they offer then its 149 a month. There pro version (more data and what banks use) corelogic is 150 a month. I use it quite frequently. Hope this helps some.

I agree with everything posted but.... I have a precaution for you. My parents are in a very similar situation and have been in it for years. You need to make sure they are just crappy neighbors and not dangerous. My parents won't even leave their house to come visit unless they have someone to stay at the house while they are gone for a week. A few years ago they had to come here suddenly do to my illness and didn't have anyone lined up for the first 2 days of their trip. When my aunt got to the house there was a gas soaked blanket on the front porch. It is a good thing she arrived during the day or I honestly believe my parents home would have been torched that night. I am not trying to scare you. I am sure your location is different; my parents are in New Orleans and the landlord moved crack dealers into the house next to them 9 years ago. They have never succeeded in getting them out, only pissing them off. Of course there were corruption issues too. Hopefully the area you are in will be much more concerned with your situation and take action. I would just advise once the actions are underway, use extra caution until it is resolved. I worry about my parents daily. My dad is very hard headed and refuses to allow the dealers next door to run him out of his own home. Its a never ending battle and has been for years. I sincerely wish you much luck and success.

Well you definitely have your answers now Tatyana. Make sure you take a printed copy of all that to the lawyer and at the same time you are filing suit against the tenants, be sure to file legal pleadings against her as well. I would take it a step further and contact the District Attorneys Office to file charges against her. Please do keep us informed. Thanks so much

Tatyana thanks for your reply. I do think you are getting into dangerous areas. if a landlord contacts you and asks for a reference you most certainly have the right to tell them it was an eviction and they were uncooperative tenants. That is perfectly legitimate. The problem is when you actively take a roll in trying to cause them to not be able to rent hence making them relocate from the area you are doing so with what the courts would call malicious intent. You open yourself up to huge liability financially and to be honest, it just isn't worth it in the long run. You will open yourself up to a big legal mess. You have enough of that to deal with already. When they go to rent from someone else chances are good that the landlord is going to pull the credit report and reference check like K should have properly done in the beginning. At that point it stops being about business and more emotional being set on revenge or retaliation. I know it is very frustrating to feel like you have been taken advantage of, I really do. Take a look at the post called Feeling the pain of my first purchase. At some point you just have to lay the anger down and just handle the business side of it. In effect turn off your emotions (which is very very hard, but can be done lol ).

I also want to commend you for posting so honestly. It is very hard to post your mistakes for all the world to see, but this is a site for folks to learn on. As crappy as this situation is, take comfort in knowing that others will learn from your mistake because you were so frank and honest. I know I did.

Thanks so much Ann! I feel better just knowing it is a standard format. Since it was the first one I attended I wasn't sure what to expect. I will go again next month and hope for a meeting without the life insurance sales pitch lol. As for the membership, already paid it. Hopefully is was reasonable for the industry. I paid 175 for my husband and myself to be members for a year. It seemed like a fair price. I am feeling better about it already thanks to you post! Have a wonderful day.

Hi all. I just started with a local REI club this past week and I am not sure if I am in the right one. Let me explain...

There were about 12-14 people in attendance. The first 20 minutes were people introducing themselves and talking about any deals they have going on/have to offer etc. After that the presidents husband got up and talked about motivational books he has read. That was about 30 minutes. After he spoke a "finance guy" got up to speak. He had his slide shows etc. but was truly just trying to sell life insurance and using the borrow against your policy angle to justify his sales pitch. At one point I asked the president if this is how the meetings normally go and she said no, but I was not certain about this answer. This gentleman was still giving his pitch when I left after 2 1/2 hours. OK, my question is; Is this normal or should I be thinking about getting my dues back and heading to the other one in town?

Richard I am strictly going off my readings here on BP so take this for what its worth. I THINK it would be an abc closing. You do it at your title company. Close with your buyer first, then they use the funds to pay your seller and you get cut a check in between the same day in different rooms. I think the Title company just assigns your rights to the contract to the buyers. If I am wrong PLEASE PROS let me know lol... I hope this is helpful and correct

Tatyana I certainly didn't mean to make you feel offended with my post. I was just trying to caution you to remove your emotions from the situation. When you started talking about having people canvas with fliers and contact all landlords in the area, that is where you would have crossed the line. At that point you are not trying to make yourself whole, you are trying to affect the tenants future and reputation (not that they wouldn't deserve it on some level but). Any lawyers can feel free to correct me if I am wrong.

Next, yes I did misunderstand. It sounded like you were going to deal with the tenant THEN with K. It was a bit confusing for me when I first read it as I have been following your post to see how things worked out for you. So my apologies I misread what you were saying.

I had a problem not with renters but with a seller once and I truly understand how you are feeling... long story in another feed lol... that is why I was trying to be hard with you. When others did that with me it made me start looking at it as a business transaction and not as someone screwed me over. You did get screwed over but unfortunately that happens sometimes. It is just dealing with it and moving forward. I am glad to hear you got everything back from her. As for the tenants I think going straight to eviction is right on target. As for K, I would seriously sit down with your lawyer this week and see if you have a lawsuit against her to make yourself whole again and have her penalized for operating without the proper licenses and fraud. I really think you do. Please keep us informed on how it goes and good luck to you!
