Thank you for the post Eric. I am looking into getting a property to flip now. That was my biggest problem (finding buyers) until I read your post. Thank you for the info, keep it coming.

Sorry I have missed my daily dose of the forums page  . Been busy working on computers and networks. But right now, at the same time, I am getting my knowledge up about bird dogging.

To be honest with you. What got me interested is that one day I would like to have a family. I would like to have time for my family and the financial means to do so. I know SO MANY people who have at least 2 kids and are living from paycheck to paycheck. I know people so far in debt that they plan 2 paychecks ahead for bills that they owe on. Just looking at that is too much stress for me. So while it is just me, I wanna work smarter not harder.

I'm trying to awaken my financial genius.

Hi guys and ladies. I am open for all suggestions with this. I am in the middle of writing a plan to get into REI. As of right now, my credit score is 550 and do not have a lot of cash to put down on my first property. But I am eager to learn. My plan is to get my first property to flip around end of the 07 year or January of 2008. Right now, I am reading a lot of articles and talking to people. What I am hearing is that bird dogging is a great way to earn while I learn. As far as my credit is concerned, does anyone have any suggestions on how to repair and get a better FICO score? I have heard that getting a secure credit card is a big help for that As far as bird dogging goes, does anyone know how I can get started in this avenue of real estate?

I would like to give a big thanx to Glen (tallguy). He gave me a lot of advice for starting off.

Thank you all for the encouragement. I will definitely be around. I gotta get out of the rat race.

My goal is to buy my first property to flip by December of 07. Wish me good fortune.

I just finished reading Rich Dad Poor Dad a few months ago. I will admit, it was the first book that really opened my eyes to how things really are. Financially that is. Before reading the book, I never knew the real difference between an asset and a liability. I was always taught that when you own a home, even while currently paying a mortgage on it, that is an asset. I realize now anything that does not bring positive cash flow is considered a liability.

It also made me realize that "I need to awaken my financial genius."
