Post: Multiplex Comps? ARV?

I've recently come across a potential fix and flipper or fix and hold apartment complex. How do I go about calculating comps on a multiplex? How do I determine the ARV? According to cad they are multiple sizes and the bottom used to be a store. They are 3240, 1656, 1584, 540, and 540 sqft.

@Brian Briscoe yes sir I am! It’s owned by myself, a fellow Marine, and my wife. I did some site remodeling using everyone’s suggestions so hopefully it’s a little less funeraly. Thanks for the advice!

I'm new to the industry and may try my hand at wholesaling properties since it requires little capital. Eventually it will evolve into more lucrative endeavors such as BRRRR (enough R's?). So far all I have is the purchased domain name and a finished website. I think I've created a good hub for both real estate investors and motivated sellers. I'll be filing for the LLC when I get the funds together. Please tell me what you think!

I should clarify. To strike off a property to the taxing entity means that the tax delinquent property in question did not sell in the county auction. Therefore, possession of the property has been taken away from the owner and given to the taxing entity. Sometimes it could be the county itself or a school district.

@Dawn Brenengen thanks for the input! I guess I just assumed people would know what I was talking about. Apparently buying tax delinquent properties is a niche market that not a lot of people dive into.

So far I’ve posted questions in three different categories over the passed few days and haven’t gotten a single hit. I’ve seen general questions get over 30 replies in under 8 minutes. Am I doing something wrong?

As a real estate agent, is it possible to personally purchase tax delinquent property, then after the redemption period, sell it through your brokerage as your listing and make commission from it?
