Bryan, I agree about being selective. So far my friends have been really considerate about phone calls and texts but I can see unscheduled sessions could eat up a lot of time.

BryanA, what I have been doing is working with friends to come up with a gameplan, find properties, analyze properties, get them rented and manage the managers. Any thoughts on how to take a part of the deal?

I like our local scratch and dent place if the dents are not obvious. For buy and holds, you can get stainless steel fronts and not the sides for a little less.

For lower end properties, I like fridges without ice makers which often cause tenants trouble.

Mitch, I'm not completely sure of the terminology but it seems that coaches get a fee. You buy lunches for mentors. I love being a mentor and hope to become a coach. I'd like to blend my education background with my real estate experience.

Does anyone have advice for an investor who would like to become a coach? I have done over 50 deals in the past ten years and have been a full-time investor for 4 years. I initially started flipping houses and taking the profits to purchase buy and hold rentals and notes. Recently, I have been helping a number of friends begin investing in real estate. I used to teach at a high school and love teaching others about real estate.
