I hope you have called that FSBO by now....lol. If wholesaling is what you want to do, you need to find a mentor and really study the business. Read everything on BP regarding wholesaling. Is that one of your keywords? Search for @Kweillin Gordon on here and see if he can point you in the right direction.

I think if you get any tenant to stay 3 or 4 years you are doing ok. How long does the avg tenant stay, 2-3 years? Depends on location and age of tenants. You can research that. If I now I will have turnover every 3-4 years, I can better prepare myself for that cost of turnover as well as have an opportunity to raise rents. If im renting in a college town, im leasing to college student's parents not the students. Just one way of looking at it. As for as someone on your mortgage, they are the one that should worried. They are tied to the debt (mortgage note) not the property (deed). You have to be creative with that one though. Area is just a whole other candid conversation for me....

@Carla Crutcher Hi. Welcome to BP. FHA loans requires your purchase to be your primary residence. However, having at least one borrower on the loan living their (i.e. family member), could put you in compliance. You should verify this with FHA though. I grew up in Washington, GA. That's about 45min east of Athens.

@Michael Giuffre my advice is to shop around for your PM. Call at least 4. Check with your local NARPM. Every PM company does not have the same business model and have the same fee structure. You may not need the full PM service for one rental. You may only need them to provide tenant placement like @Tapiwa Wakatama said.
