@LaDerrick Langham the tax records don't give you the market value. like @Aaron Curley said talk to a real estate agent and see if they can give you the market value. Then your options will become clearer.

@Britney Reid I agree with @Stan Sugarman. Not to mention expensive (marketing). I would put my investment in getting a RE License. You don't have to become an agent. The education will expose you to different RE career tracts. I am a licensed broker/investor/PM. I look for leads the same way wholesalers do. I'm waiting right now for information on our next networking meetup. I will pass it along when I get it. @Mary A. I don't know any specifics of your purchase, so I'm just providing my opinion based on your comment. This sounds like a sinking ship. First, How much did you know about the area you purchased in besides the HBCUs and Beltline project? For the most part, the area is very economically depressed at the moment. There are some signs and sightings of change over the past 5 years or so, albeit very slow change. There are a lot of boarded homes, which I believe to be mostly owned by investors with deep pockets, waiting for a long term appreciation play (another 10-15yrs i'm guessing). Secondly, your contractor flaked on you. Even if you get a loan, you still will need to identify a contract to do the rehab. Thirdly, you are paying VPS to secure the place until you figure things out.
