Post: Investment HELOCs in Tacoma?

+1 for BECU on investment HELOCs. However, most lenders will only allow HELOCs up to 70% LTV on investment properties (as opposed to 90-95% on primary residences), and the rates aren't as attractive, whereas you can get 30-yr fixed loans up to 80% LTV on investment properties.

Curious why you are going for HELOCs as opposed to fixed mortgages? What's your goal with the HELOC funds?

There's also the option of getting a commercial BLOC across many properties, but again these rates tend to be higher too (last I checked in the 6's and 7's).

Lately there have been a lot of people asking questions that touch both hard money and conventional financing (especially on the BRRRR strategy and out-of-state investing). We've also seen more requests from people wanting to brainstorm with different types of lenders, but it's hard to get everybody in the same room or aligned on the same schedule.

Nghi and @Albert Bui (Avenue, and Matt/Beth (Flynn Family Lending) are active real estate investors and lenders in the Seattle area. We'll just be sitting and working in a public setting, and anybody can stop by at any time to discuss financing strategies across bridge/hard money, private money, conventional, and commercial options.

These days, the Greater Seattle Area has an average of 3 real estate meetups per night, but what about those who can't attend evening meetups due to work schedule, family obligations, etc? Then this is the perfect meetup for you!

There are no speakers or pitching, just pure networking. Whether you're working a day job in the area or are lucky enough to work in RE full-time on your own schedule, come join us for lunch and networking.

We're averaging about 60 people each time we host this event. Certain Lending takes care of the location and food for the event, so all the proceeds collected from the meetup fee ($15/person) goes directly to a couple of charities dedicated to helping at-risk youth find a home and build a future.
