Hi Michelle!  To be very honest the ship has sailed for amazing returns in Bridgeport. These days asking prices are incredibly high due to low inventory and competition is steep so if you didn’t get in 3-5yrs ago or even pre-COVID you’ll should be looking for a very distressed owner to make the numbers work.   Rent rates are steady and that‘s simply due to geography and previously depressed real estate prices. 

If you are seeking a long term hold I’d be happy to point out a few areas where there is development happening. To the other posters points yes the North End is decent, Black Rock is better but your best bet is elsewhere within the City.  My (personal) opinion is that the North End won’t hold for the long term - and yes I am a landlord there.

Hi Kelsey, the bidding wars in Fairfield and New Haven Counties are real.  Inventory is tight and buyers who are actively looking now are pretty serious.  I'd advise your family member to be pretty aggressive with their offers.  Good luck!

@Jon B. funny, lots of people say similar things about Bridgeport, CT.  I suppose I just a have a higher tolerance or just a different investment criteria for my portfolio.  Plenty of people live in C-D neighborhoods and they all pay rent or a mortgage.  Good luck in your search!

Honestly, I'm kind of in love with Newburgh @Jon B..  Have you looked into purchasing from the city or the land bank?  The numbers won't steer you wrong as long as you make the money when you purchase (i.e. buy at the right price).  I took a trip recently and saw some great single family opportunities in a perfectly walkable, suburban looking neighborhood.

@Eric DeVito I have to agree with @Jay J. a ton of New Yorkers invest in upper Fairfield County or live in lower Fairfield County and commute.
