@John Mocker thanks for reaching out. I got it all taken care of. I called up a broker and they put me onto Travelers insurance. They have an Airbnb endorsement for $35 per year!

As I am reading through Daniel Rusteen’s book on optimizing your Airbnb, a lot of questions are coming to mind.

#1 question so far:

What insurance do I need outside of my homeowners insurance?

Disclaimer*** This is going to be an owner occupied property.

This property is being purchased as a primary residence. We are going to rent out 2 unoccupied bedrooms while we live there FULL TIME.

Who can I go to in order to get business insurance / income replacement / personal liability coverage / property damage outside of my homeowners policy?

I need to be 100% sure that in the event that something is to happen I don’t find myself in a lawsuit or without a home.

If homeowners insurance discovers that there is a business operating inside of the residence and a fire or something devastating occurs that IS NOT Airbnb related, then what insurance will cover this situation? Is the lender going to call the loan?

Is this really as complex as I am painting it?

@Natalie Schanne great perspective! I was just reading through their covered and not covered section, and was surprised to confirm the no coverage if due to animal...

I will have to discuss the security camera with my girlfriend. I also understand how one unhappy guest could shut down the whole place due to a camera complaint. There is a lot to consider here.

People have cameras on their house all over DFW. What’s the concern?

@Waylon Zook, there will be cameras in our shared spaces and around the house, so that should keep people honest enough.

If at all possible, always have cleaning crew or yourself take before and after photos of the rented space for claim reasons.
