Good on you having an investor mindset so early.  You're in the right place. 

Learn and save.  Prioritize your spending to focus on things that matter.  Read Rich Dad Poor Dad and listen to some Dave Ramsey to stay out of consumer debt.

I would take a guess and say that banks aren't your friend right now given your age and possible lack of sufficient w2 income. 

You could try to get your parents to co-sign or try to look for creative opportunities off market, but thats another story,

I think you should continue to focus on education and getting your financing in position. Go talk with a lender and see what you need to do in order to get approved for a loan later on down the line.

Yes you are correct in assuming so. My plan as of right now is to try and co-sign on a property with my parents to learn a bit while saving money and finishing school. After a couple years at a w2 job I'll be in a better place for financing and that'll be when I try to acquire some more properties. I've been learning a lot about the BRRRR but my biggest concern is the refinancing part. Thank you for the advice!
