One idea is since you have access to the MLS you could search EXPIRED duplex and triplex listings over the past couple years. These are owners you know wanted to sell but for whatever reason the property did not sell. Also you know they would still be willing to pay you your commission if you're able to make a Sale since they had already listed through an Agent previously. Just double check the Expired listing wasnt re-listed and sold at some point later on before reaching out.

I recently heard about NetROnline, is this a good/reliable source to obtain Pre-Foreclosure leads?  Does anyone have any experience, tips, advice regarding this source? Looks like it has a monthly fee, I havent seen how much it costs but was trying to get a sense to see if it might be worth it.

Hi Francisco, I disagreed with their initial computer generated appraisal. Im a real estate Agent so I pay close attention to the market especially in my own backyard, so I was fairly confident it was low. I paid the $425 to have an official on site appraisal, they were able to schedule it quick and it went very well. It came in at the value I was hoping for and was about $75k higher than their computer generated appraisal. We are in the process of closing the Home Equity line next week. Rate is 3.75% for going up to 85% LTV...we could have gone for a higher LTV (I believe as high as 95% but the interest rate was higher than what i would have felt comfortable with). Thanks Wah, I did some searching and found a credit union (Hanscom Federal Credit Union) that will go above the 80% LTV (they actually said they could go to 90%). Im in the process of going through their appraisal now so hoping to close with them if all goes smoothly. The only annoying part is that they use some sort of computer generated appraisal at first (which comes in low because it doesnt take into account local neighborhood or updates to the property etc) and if you disagree with the value then you have to pay $425 to have a full appraisal done so thats where i am in the process currently. Other than that they have been great to work with so far.

I was wondering though how do you specifically research the 10% turnover in a specific neighborhood/town to decide where you should market? Is there an easy way to do it on MLS?

Sorry, could someone explain a bit more detail as to what AgentPro247 specifically is and how/why you use it? Seems like its another list building option?  

Do any of you have access to the MLS? If so I was wondering do you prefer using the MLS for Absentee Owner lists (great because it's free) or does Listsource provide better data? Would Listsource be better because you can add additional filters to your list? If so, what filters do you use?

@Becky C. I also attended College in the area (Assumption - 2004), maybe we crossed paths at one point.  Like you said there are some wonderful neighborhoods, especially where they call it the "West End" near Assumption and Worcester State, some beautiful side streets, lots and houses...not your typical cookie cutter style houses, lots of tudors and homes with great character. You can still get a lot for your money in those areas.
