Find out if there is a fee, in NY buyer agents are paid for by the sellers. Maybe it's the same in Iowa. It also wouldn't hurt to have another professional in your corner working for you, as long as they're free.

Cortland County is a great place to invest if you're looking outside of Long Island.

So you can use your commission as a down payment? That is what I am really unsure of. How can you use it if you have to get a mortgage?

I am a licensed RE agent and I was wondering if it was possible to use my commission as a way to leverage a deal or part of a deal to get a house. If possible, how would I do it?

I'd say find your local real estate board and take it in person. You will gain more experience being taught by a person who has decades of knowledge of the industry rather than learning it online. Food for thought.

Absolutely, you should definitely get your RE license. I won't get into specifics but having the license can open the doors to new opportunities and people who can help you along your investing path. Plus, you can use the MLS to your advantage, giving you the power to run CMAs and other calculations which will greatly benefit you. If you do it, do it for the MLS and the education.
