I'm in northeast Wisconsin and am looking to invest in my area. I found a property I like that needs enough work that I hope I can get for a good price. The issue I find in my area is the rents are very low which make it difficult to work the numbers. This property in particular has a tenant who has been there for 30 years and I don't think they raised his rent once. Although I would love to have a loyal tenant I'd have to immediately raise the rent by a significant amount. How do others deal with these situations? Thank you for your feedback.

Scott Schultz would you agree that forced appreciation can only go so far when working with duplexes? Can appreciation rise any further than comparable homes in the area?

@John Bryson we plan to buy duplexes around $100,000 with good cash flow. We feel most comfortable with 25% equity or more. That way if we have to sell we can get out with little to no loss.

@Quoc Tran we are definitely newbies. We own one duplex but have in-laws living there. We did our best to keep the contracts professional and are having a great experience with them living there but it doesn't feel like they are true tenants. It feels like we are still just dipping our toes in the water as far as tenant-landlord relations go.

@Scott Schultz thanks for the local input! What does it exactly mean to force value? I looked into ABC Rental Mgmt. Although we plan to manage ourselves I am awaiting a call back.

If I have a $100,000 to use to invest would it be smart to pay cash for a single property worth $100,000 then use the property to leverage more deals or buy 3 separate properties worth $100,000?

Hi Folks! Has anyone teamed up with a contractor to flip a house? My friend does great work and I have the capital to do a deal. How would we structure our partnership so it's even? Does his time equal my down payment on the house? I'd also need to put the money down for the rehab costs. 

If someone has done this I'd love to hear how it worked out.

Bryan Caprioli I have considered running the numbers at the max rate after 5 years but doesn't the bank make an adjustment every five years?

John Knisely I agree going with an ARM goes against my best judgement but I'm not seeing many options within conventional financing.
