Hi @Judy Graff! When you say reserves do you mean built up cash from net income?

What length of loan do most new investors take out. We bought our first duplex and signed a 12 year loan. It seems to me the investment doesn't really start to pay off until the mortgage is paid off.

Thanks everyone for the feedback! Originally I did not add CapEx. After adding maintenance costs I'm at $160 a month of net income. We plan to stash all the extra income in the LLC's bank account in case of a large expense. Currently the tenants are our in-laws who do not plan on ever leaving(although I know anything could happen).

@G. Brian Davis how do I calculate vacancy rates?

@Scott Schultz I did not consider LTV when purchasing our duplex but calculated it to be %75. Thanks for the %60 tip. Thats a great number to consider.

@Corina Eufinger I might be a little light on my rents because I'm getting $160 a month from the whole duplex.

Hi Folks! This is my first post. My wife and I recently bought our first rental property and are trying to figure what to do next. Our first property is only 2 months behind us but we are bouncing around the idea of making another deal. 

Our first rental has positive cash flow and nets us about $200 a month. My question is do a lot of deals only bring in a couple hundred dollars a month. Is this how everyone starts. We fear buying another rental because of the possibility of stacking debt with such small income from each property.
