Hey @Erich Bradburn! I’d suggest checking out the Renegades Real Estate investors group meetings as well as the MREI (Michigan Real Estate Investors) Meeting. Tons of investors in the same place. Be willing to trade what you do have (hard work, time and sweat equity) for what someone else has (experience, funding, etc). And, I’d highly suggest reading all the Bigger Pockets free ebooks and their book on Real Estate Investing for No Or Low Money Down. Awesome reads that I think will help you a ton on your way! I am a REI here in Oakland County, MI. I was talking to a lead I had come in about a property here in MI and then he asked if I could help him move his rental in Bradenton. The condo is currently rented out at $1500/mo on a one year lease.

I would love to sell directly to a buy and hold investor through here on BP or work with someone on the ground in Bradenton who can help connect me to an end-buyer.

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $104,000
Cash invested: $2,000
Sale price: $119,900

This condo was our first (accidental) flip. We purchased low at 104k and did very small renovations - paint, cleaned all carpets thoroughly, updated fixtures, put in Corian countertops and did white subway tile backsplash. After all was said and done, we profited a little over 16k on this live-in flap after just over two years of residence.

What made you interested in investing in this type of deal?

This deal was an accident and one of the first things that piqued my interest in real estate investing.

How did you find this deal and how did you negotiate it?

We worked directly with a real estate agent and found the listing on the MLS.

How did you finance this deal?

5% down on a conventional loan.

How did you add value to the deal?

We repainted, updated fixtures, replaced old countertops with corian, installed white subway tile backsplash, updated furnishings in home, cleaned up landscaping and added some flowers.

What was the outcome?

We profited a little over 16k on this deal after just over two years of residency.

Lessons learned? Challenges?

I learned that we needed to get into real estate investing! LOL.

Hey BP!

I am preparing all docs/strategy on my first (on purpose) flip. I have collected all property docs, title docs etc, will be going to go to my first foreclosure auction next Thursday and am in need of a investor agreement/contract. 

The plan currently is to fund this flip (price at foreclosure sale + reno) by private money at a 10% interest rate with no payments until closing, after the flip.

I looked through all the contracts available here on BP and none of them seemed like the right fit. Do any of you have a contract I might be able to use as a template? I would really appreciate it a ton! And, any other insight into things I may be overlooking. A little nervous!
