@Jay Hinrichs I think the main reason most go for the wholesaling route as opposed to RE sales is the gurus. As long as they're preaching how easy wholesale is, how you don't need money, time, or credit, the majority of individuals interested in real estate are going to start by wholesaling.

Seminole Heights/Tampa Heights is probably your best bet. As long as you're okay with frame bungalow style houses. You could also give Ybor City a shot. It's rough now, but I've heard good things are coming, although I've been hearing that for years. 

Avoid Sulphur Springs, it's close to Seminole Heights, but there's no hope for anything positive to come out of there.

Although I can't speak to whether your feelings are normal or not, realtors are out and about a lot showing houses, going on listing appointments, etc. I wouldn't be too concerned unless she gives you a reason to be concerned. (Stops answering phone calls, emails, etc)

If he's that off on calculating his numbers it wouldn't seem that you will ever get a "deal" from him. Go ahead and crush his ego. You'll be doing him a favor in the long run.

Sounds like a bad investment. Not only the $$$ aspect, but the time you spend in the classroom you could be learning about real estate and doing deals. But none of that is as relevant as what you enjoy doing more - real estate or teaching? That should be the deciding factor...

Jared they may be asking themselves why would anyone want to rehab and flip something when they could just wholesale it. Maybe they have no money, maybe they have no contractor connections, maybe they have other projects going on, maybe their lender retired. I've got a million of these. Ultimately it's different strokes for different folks. 

Having said that the only numbers I would rely on them for is the street address and the price. Throw the ARV and rehab estimates out the window, that's like playing Russian roulette.

Sending letters is not not a waste of time because Bruce doesn't look at them. The fact is not everyone has the option to maximize their value, and that person is who the letters are meant for, not seasoned investors.

Most people aren't going to respond to mass marketing and that's a good thing. If everyone in America who saw a car commercial on television called to let Honda know they don't want to buy a car, they'd have to hire a few more customer service reps.
