Just playing devil's advocate, but I wonder if the large company saw that the line out to the street is damaged? The only reason I say that is I had the same issue at a rental. We snaked it to get some temporary relief and it works for now, but eventually we are going to have to shell out $5k to have the line replaced, it's damaged by a tree root. Currently it clogs up about every 6 months.

Tim I saw a post on BP recently by Jonathan Casillas about working capital loans, that'd be worth looking into, although I have no clue about the terms, qualifications, etc.

As long as you have cash reserves and are cash flow positive, you are not overleveraged. But everyone has a different risk tolerance to debt, that's what it boils down to...

I don't know how they make money, but fiverr and fourerr are the way to go for anything simple.

@Russell Brazil That's a good point. Often times we are offering lower than list price, sometimes much lower. I think the realtors do it more to try to get a number they know the seller will take, as opposed to trying to squeeze a few more commission dollars out of the deal.

I have no proof, but it wouldn't surprise me if some banks made it mandatory for realtors to reply to any offer asking for highest and best.

I've offered on properties that have been on the market for over 6 months and gotten the "we have multiple offers, need highest and best" response within minutes. My guess is some realtors are blowing smoke, but some aren't. Depends on the deal and the realtor. The only way to find out is to stick to your guns and see what happens...

@Brittany DeWitt Just curious why you chose short term rentals over a yearly lease? Are the rents low in your area? It seems it'd be a steadier stream of income and less stress. Unless of course you enjoy meeting the new faces coming through via Airbnb. We love Airbnb, use it all the time!
