Hello BPers, I'm stumped and hope to get some clarity on this - If I am currently living in NY, but lending on properties in Florida, which state will I be paying taxes in? The lending LLC will be set up in Florida. Hope this is enough clarity, thanks in advance!

Tiesha there are no repercussions for having another realtor put an offer in for you. Having said that, Fannie Mae doesn't always update the property statuses right away online. So the realtor very well may be dishonest, incompetent, and/or lazy or he may be telling the truth. Either way, it sounds like you're getting a bad vibe from him for other reasons as well, I'd can him and move on...

Some of what she said is true, some isn't. Either way it doesn't sound like you're getting a contract from her. There is no nice way to tell her she is wrong, but the good news is you can google "florida far bar as is contract" and you will have plenty of options to choose from.

Benjamin you will need to have a real estate license to manage other people's properties for them. Hopefully you have one already, but if not, they aren't too difficult to get.

@Account Closed  - Why joint venture with someone at all? Why not use hard/private money and keep all the equity for yourself? If it were me, I'd rather pay some interest and fees than give away half of the deal. Unless the individual is funding the deal as well as providing mentorship of some sort, but then they'd want more than 50% I'd assume.

@Kyle M. Figure out the daily rental amount and multiply it by the number of days the tenants will occupy the property.

Zillow makes money by selling ad space to realtors, not by being accurate. By marketing itself as the go to source for those without access to accurate data, it does more harm than good to potential buyers and sellers. I can't tell you how many times I've heard a potential seller say "But Zillow says my house is worth..." 

@Brittnie Stewart - Can you try realquest or some other comp pulling software, sometimes they have comps that aren't in the MLS. As J Scott said, there's gotta be comps, might take a lot of intuition to figure them out from what it sounds like...
