Love it, been watching/learning from the sidelines as a newbie in the Portland Metro area. Been listening to @Mike Nuss's online videos (incredible stuff) and seeing @Jay Hinrichs posts on everything PDX related. Excited to see you to do a show together.

Also, just wanted to say hello and intro myself to everyone. Looking forward to meeting you all in person one day, until then I'm up to grab a coffee and do a walk and talk with anyone who's interested.

@Neal Collins thanks for the feedback. I've been analyzing pdx deals on the MLS based on the weekly webinars and finding the metrics don't align here. In terms of learning the market I know there's rarebird/investor lab and reaching out to investors like yourself on BP. Are there any other resources you'd recommend to get caught up? Hey Justin I've been looking for property in Portland area as well and I'm knew to this world so take what I say with a grain of salt. Based off everything I've seen/read you want your Monthly Cashflow close to $100 per door in a multi-family (so in your case a monthly cashflow of $200). Your Cash on Cash ROI (CoCROI) should be near 10-12%, right now this property is coming in at 2%.Your Annualized Total Return at year 5 is great (usually want at least 15%). Since the property isn't hitting the needed Cashflow or Cash on Cash return I'd pass, but again I'm new to this thing.

It's been tough to find a good deal in Portland and a tough place to get started in real estate.
