It does exist we do a large part of our investments as the half that dos bringing the sweat equity to the table. Our system is putting out positive content and being very sure of our deals. We show our portfolio to new investors and show them how what we bring to the table is worth it! 

Seems the marketing is consistent but supply usually goes down in the winter cause not too many people are listing here in the midwest in the winter.

How long has the loan been active? There may be a restriction on you lease option it but it should be possible. I am not sure just giving my thoughts.
