You should be able to claim it as an business expense and time is money if the property manager is good he will save you hassle and give you piece of mind of having a high quality tenant and a someone on call 24/7 incase you want to go away for the weekend or even a vacation! 

Look at some meet up . com groups and hit up some meetings and network and find a mentor! 

Could always start on rentals and buy repair and refi out. Begin to create a cash flowing portfolio! Sine most people flip to make money so they can do a rental strategy!
