Tough to say with out seeing the bathroom/property. Most three beds around Boston have two bathrooms. If you are going for more sellable a lot of people will like a nice newly renovate bathroom. Please feel free to reach out if you have any questions on the renovation or are looking for a construction company to do this work for you!

Thanks. I have read this book and it is good. I am looking for more of a company that is not brokering, something that I could funnel different types of leads I find on the agent side.

What do you guys think would be a good business to start in the real estate industry? I am already a realtor and work in Construction Management. I was thinking property management or a flipping/GC company. There is a lot of competition in that around Massachusetts. Anyone have any other businesses that ties into investing but differs from most?

I work for a GC as a superintendent. A good GC should be able to give you a very simply easy to follow neat and organized estimate the work with a SOW. They should also give you a well written schedule. The 35k seems a little low but it depends on your market. Also is the wall load bearing? Keep in mind the rehab could take a little longer which costs more money because the supply chain is not forgiving to construction projects right now.

@Eric Abel I am a construction superintendent and a realtor and plan to get into house flipping. I have found a lot of the construction knowledge transfers directly into my agent business. I can walk a property and know what problems will arise before an inspection. I also have the knowledge and license to be my own GC on a reno or new build which saves a ton of money. You make great connections with tradesman who can be a huge help. It’s not for every one because it can come with tough hours but looking back over the last two years it’s amazing all the knowledge I have acquired that ties directly into investing.

@Charlie MacPherson thanks for reply. I was thinking of KW but had heard of similar things. I am part of Coldwell Banker now but would rather not pay all the dues and affiliations that come with it as I am part time and looking to grow with something that is more cloud based.

Hi All,
I am looking for some advice on ways to learn more about the Real Estate Investing world. In September I am starting my full time job as a construction manager in the Boston area. My major has taught me a great deal about construction and a lot of the information ties directly into real estate. For the last five months I have worked as a Real Estate agent but have not learned the information I have wanted to learn which is about finding areas to invest in. I have learned a great deal about leases and landlord laws which is a huge plus. I plan to invest in a property by the Summer of 2022. Any advice on how to get started as a new investor? I'm looking for more ways to first hand get involved in real estate investing from the side lines to learn more. Feel free to reach out and connect.
