@David Wolber i agree with you i think we have so much beauty in this state...but i live here...lol
I have been running numbers on a few properties that i think are in great areas and what i notice is if i where to rent it long term i would be negative cash flow. Are str rates accurate?? I hear 3x to some time 10x more then long term?

@Francois Martin are your properties all close to the water?(walking distance) Also do you see demand in the off season? I know people that have houses in old lyme on the beach and they are booked solid for 4-5 months out of the year. And then nothing.. with such a small window of opportunity are the numbers all that different then a long term rental?
This is why i think a lake/woods environment gives you the best year round value over the beach?

Hello all,
I am a self employed contractor in CT. I have been running the family business for 16 of its 35 year history. It amazes me that if i wanted to go to a bank and ask for a loan for a piece of hard equipment they would fall over themselves to help me.
You go in for a heloc or a mortgage and its like i have the financial equivalent leprosy!!
I am frustrated with the whole process but trying to see what other avenues i can take to reach my goals.
Are there any programs available to small business owners?
Or any advice from other contractor investors out there?

Marek where in CT? I am based out of lower fairfield county and the price point down here for multi’s are very tight when i crunch the Numbers.
