Post: OK who has received all or most of their rent this month ?

I only have one unit, and spoke last week and worked out a deal. They pay $800 on the 3rd and the remaining $570.00 no later than the 17th. Both were laid off but One of the tenants father lives there and collects 800 a month for disability. We’ll see. This is my first investment property. Cash flow was looking amazing plus the row home came with a 4 car garage which I’ve separated into 3 garage units with one 2 spacer included for my house tenants. I’m being very reasonable waiving late fees and flexibility but I’ve only had them 2 months so far with no issues so I hope that continues bc they say they want to stay long term.

@Asif Baig down by the courthouse and westward are C neighborhoods. Closer to center city and the “circle” rents are higher and you’ll get better tenants. There’s some multis but they get snatched up quick. Pretty competitive market but this area is def better than Allentown. I have my first property in SouthSide Bethlehem. Also live here.

@Moritz Bode following this and just landed first deal great numbers in Bethlehem Pa. my question pertains to the siding? I have a few cracked pieces (almost unnoticeable) and some small holes on my rowhome. This summer I will power wash and paint the foundation cement out front as it’s chipping away. But what do I do with those few pieces as I know I’ll never get the color right due to sunlight and fading ? Thx!

Quick update never went through with this deal. Months later found a sfh in south Bethlehem with an attached garage that I partioned to 3 car garage !!! Long story short this is my first deal and I’m cashflowing $575 a month now with full vacancy of house and the other garages!

Bought my first deal in November 2019.

Also has garage spaces which I rent separately. One tenant gave me a check for 2 yrs in one shot for garage (ok awesome) The other garage tenant pays me cash monthly (comes to my job). Lastly the house will be (fingers crossed) rented out this week and I’m accepting Zelle through my bank for security deposit but I use avail.co for my screening, leases, and rent collection. Have in my lease they must use auto-pay through avail.co once set up. Similar to cozy (free) but also has state specific leases that you can customize. Hope this helps !!

@Jerell Edmonds hey man I just bought my first SFH last month. Currently doing some cosmetic rehab to justify a higher rent for that area. By the way i live in Bethlehem PA and that is where I also am investing. I'm learning so much already and have read so many books podcasts RE meetings but there's nothing like the experience you'll gain by jumping in and getting that first rental. Just make sure you understand how to find a great deal and you analyze cash flow properly. This site is great for that and you'll get tons of feedback. Don't be afraid to make low offers if that's what makes the numbers work and don't budge on your system just to get a property. Be patient and walk away from bad deals. I really liked my property bc I bought it for 96k and had a 4 car garage which I partitioned to lease out separately. I'm currently under my 5k estimated rehab budget and already have both garages leased for 90/month. The house I will market at 1350 and move it down to maybe 1200 the lowest and still cashflow quite nicely (1380-600 for mortgage insurance and taxes) leaving my net cashflow at 780/month but realistically around 400 bc of capex, vacancies, repairs etc... best of luck for you !!
