I currently have my first rental listed! (duplex that I'm house hacking)

It was pretty hard to gauge comps close by due to:
-  not much demand
- duplex vs single family

I'm curious why I haven't received many qualified applicants. Is it because price is too high? Is it because of the no garage space or washer/dryer included? Or is it because it's that time of the year? (December in Ohio sucks to move, especially around holidays)

Looking for recommendations for listing info or tips for finding more qualified applicants.

Hey BP! 

I just purchased a duplex that I plan on House Hacking in.

The attached screen shots below is with my agent, current tenant and myself. (in a group text) I personally haven't texted anything yet.

I am curious how to handle this situation. The lease the previous owner sent us has this specific tenant on a month to month lease, which is way below market rent for this property.

I am looking for any tips or pointers on how to handle this situation from anyone who has dealt with tenants like this when buying a new property.

Hey all! I am new to this community and am excited about this new journey into real estate investing. I am born and raised in Cleveland, Ohio and am looking to invest in my local market. (west side of Cleveland to be more specific) 

I am looking for any recommendations or guidance on how to secure a loan for my first investment property. I am self employee'd so it is a bit tougher to get a conventional loan. I have money saved to invest, no debt, and am a handy man. (not official contractor but can do most interior work that doesn't require license).

Ultimately, I am trying to BRRRR my properties. I'd like to live in this first property while renovations happen, and then move out and repeat the process.

I believe I need to speak with a loan officer and figure out what is possible in my situation. I apologize for any ignorance as I am super new to all of this.
