Hi @Tim Manke I honestly don't know anything about Marks program but I am actually in Jake and Gino's program and I absolutely LOVE IT! It's the best RE decision I've made by far. They do an excellent job of breaking everything down and going piece by piece. Underwriting is a huge part of it. The community at J&G is growing everyday and everyone feels like family. The coaches, events, networking, and drive is extremely empowering. If you or anyone would like to talk more about it feel free to ask.

My inherited tenant was mailing Money Orders as well. In the lease it said he could pay basically anyway but cash. He agreed to pay online so I setup a Cozy account. It's free for both parties and much more professional.

@Cynthia McMillioan that's why Carlos and Charlies(TexMex/Bar) went under. That place used to be packed 24/7 before the lake dried up for a few years.

I've been in the Lakeway area for about 10 years now. This area is BOOMING and is an extremely hot market! I would recommend something in the Hudson Bend area or Apache Shores. LT water levels can change drastically where as the Apache Shores or even Cuernavaca areas that are on the Lake Austin side have very steady water levels and are a little easier to find deals and add value. In economic times like we are having and about to have I would not invest on appreciation alone, I would highly recommend breaking even when Properly running your numbers. @Cliff T. if you ever have any questions feel free to reach out, I'm extremely familiar with this area and have some key people that can assist.

I take it you are looking to invest in Chicago? Find a investor in that area and ask them to look at your numbers. You need to make sure you know what vacancy, capex, management, etc goes for in that market. Also finding cashflowing properties on the mls these days is VERY HARD. I find one per every hundred or so and they are gone within 1 hour in my market. When you run numbers if its an investment you like work the purchase price down to something that does cashflow for you and make an offer based off that. If they entertain it cool, if not so what. Deals in 2019 are made not found. STAY TRUE TO THE NUMBERS.

San Antonio has some good deals still, as does the out skirts of Houston and Dallas. Here in Austin it is Hot Hot Hot. You don't find deals here you make them. How do you plan on looking for deals? What kind of REI are you looking for?

When purchasing a small MF in Texas, Round Rock / Williamson County to be exact is it necessary to write up a new lease agreement with inherited tenants or do you just take ownership of their current lease? I know you can't change the terms on the lease as far as rent amount, length of the lease, etc.. I'm just talking about swapping the new owners name with the previous owner. Is it a Must to rewrite the lease agreement?
