I understand there comes a later of protection between entities, personal and estate. Are there other reasons why someone would do that? There is a building I walk by every day that I want to buy. I found on public records that "Me investments LLC" bought it in 2015. It's in shambles and I objectively reviewed this project as worth going after. I am going to approach the homeowner/investor and would like to understand as many perspectives as possible before approaching them. Thank you all for your time and appreciate any feedback!

Pratik P. Thank you for the input. That is very helpful and I will be sure to be clear with my verbiage and communications when dealing with sellers. I definitely see where John Is coming from too. If I were a seller I would want that sense of security from a buyer.

Not at all. I intend to use my buyers list to wholesale the deals. I am Wholesaling because I personally do not have the funds to buy cash.

Hey BP Community, I want to say thank you to everyone here, for I have learned so many life lessons and still so much to learn. I put money out for some education, but this is always my main source of information. The Podcasts are incredible and it's apart of my running routine.
With that said, I am structuring a Wholesaling Packet for the Seller to help them better understand my cash offer. Does anyone have experience with this, and if so, what would you suggest I include in it. So far I have added Comps, repair cost (things they don't have to pay for to sell), and the benefits of selling for cash. I feel like I may be missing something and would love any feedback. I scrolled through the forums here already and didn't find much....
