I did the same thing a few years back.

Moved to Sacramento from Bay Area. I’ve done the house hack with 2 different properties so I Can give you a good perspective on what to expect. Currently in my 2nd house hack and we are doing AirBnB on this one. Better cashflow but more time consuming. Happy to share my journey (lessons learned) feel free to reach out!

As for the deeper dive on marketing, I have several friends who are nurses and have done travel nursing, and have been asking them what would be important to them in a great rental. That gave some good ideas for amenities to include in the property, things to make sure and furnish it with, etc.

First of all thanks for sharing!
I recently purchased a property with an ADU built in already, we are in the process of furnishing the property.
From what I gathered thus far, it sounds like traveling nurses are the ideal tenant for most owners with an ADU.

Just Curious, what is your strategy to market to traveling nurses? or are you just going to put it up on Air BnB and hope that a nurse books it?

It’s 2021: historic low interest rates, home prices continue to go up. Ironically unemployment rate is up and it is extremely difficult to evict tenants for not paying rent.

It sounds like a ticking bomb to me but I don’t have a crystal ball so I’m reaching out to more experienced investors to help evaluate my situation.

One of my rentals (SFR) in Sacramento CA. Almost doubled in price over the last 5years. It currently cash flows about $300/month after all expenses including maintenance etc.

However This is one of my worst performing assets since I have to pretty much spend about $3000 every time a tenant moves out and my tenant will be moving out next month.

My original plan was to keep it long term but with all the speculation going on I’m really considering selling and using that money to buy more real estate, perhaps we see a corrections in the next year or so.

What are other investors doing right now, good time to sell? Or continue to hold?

@Brian Sherman if you are patient and flexible on the neighborhood/area it will pay off.

Check out wholesale Sacramento on Facebook that’s one way to connect with other local wholesalers just let them know that you would like to be added to their buyers list.

I personally would not recommend removing contingencies for you first deal unless you have an experience contractor walk the house and evaluate condition/repairs cost.

@Rubin Kwon Let me start off by saying that I’m not a zoning expert.

However I did read the “2040 General Plan Update - Draft Land Use Map...” which was released in Dec 1 2020” the draft land use map section (pg 9) speaks to a significant change in zoning.

In essence if this gets approved they would do away with single family zoning and allow up to 4 units or a fourplex. There are mixed emotions about this impacting continuity in SFR neighborhoods but it also creates an opportunity depends how you look at it.

I’m sure there will be some restriction associated with lot size, parking space etc. but this could be a good thing for investors looking to maximize cash flows in bigger lots.

If this gets approved, I’m building a duplex in my other rental (fingers crossed)

@Katrina Razavi we looked around quite a bit throughout Sacramento so I became familiar with the different neighborhoods. The property is located in zip 95864, I would classify it as a C+ neighborhood in a really quite street with owner occupied properties, mainly older homes with bigger lots.

One thing to keep in mind with the new planning zone changes going on in Sacramento and this size lot I would definitely build another unit within the next few years. So keep that in mind when you are searching for properties.
